Yes. Appraisal review assignments may be appropriate when a client, advisor, lender, or legal professional needs an independent review of another valuation report. The scope depends on the purpose of the review and the questions that need to be addressed.
No. BC Assessment values are prepared for property taxation using mass appraisal methods and may not reflect the specific purpose, effective date, property rights, assumptions, or level of analysis required for a private commercial appraisal. A formal appraisal is prepared for a defined client, intended use, and effective date.
Market value generally relates to the value of a property interest as of a specific effective date. Market rent estimates the rent a property or space could command under typical market conditions. Replacement cost relates to the cost to replace improvements and is often relevant for insurance-related purposes. These are different questions and may require different approaches, assumptions, and reporting.
Our reports are prepared for the authorized client, intended users, and intended use identified in the assignment. If a lender, accountant, lawyer, the CRA, a court, or another party needs to rely on the report, that reliance should be discussed before the assignment begins so the report can be scoped appropriately.
A site visit is usually required or recommended, depending on the assignment type, property, and intended use of the report. During the quote process, we will confirm what level of inspection is appropriate and whether any access arrangements are required.
